Terms & conditions
Please read these terms and conditions carefully. When making a booking, once your booking is confirmed you are bound to these terms and conditions.
Nature of letting 
Our accommodation is available for short-term holiday letting or temporary stays and is not available for permanent living accommodation.  The Owners of Lynford Gardens Forest Holiday Cottages retain at all times the right to terminate a letting without notice.
Reservations & deposits
To make a reservation, please complete the online booking form.
 Full payment is required at time of booking and is non refundable. 
Your booking will be confirmed via email once payment has been received. Although we would not anticipate any costing errors, should there be an obviously incorrect price shown, then we will email an additional invoice to you and will not be bound by the incorrect price shown.
Please ensure that the number of people in your party is included on the booking form, indicating any persons who are under the age of 18.
Alterations
An administration fee of £30 will be charged for any alteration to a booking made by guests. If the cost of an alternative booking date chosen is higher than the booking being rearranged, the difference is chargeable. If the alternative date is less, there will be no refund of the difference.
Cancellations
Refunds will not be given.
Arrival and departure
Check in is from 4pm on the day of arrival. Please vacate the property by 10am on the day of departure and leave the keys just as you found them. We ask you to leave the accommodation as clean as possible and to put any dirty items in the dishwasher and turn it on.
Non-availability of accommodation
We would only cancel your holiday if your accommodation is unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Maximum number of guests per property
The number of persons using the holiday accommodation (except for babies in cots where applicable) shall not exceed the maximum number stated in the marketing material, unless previously arranged. Cots are deemed suitable for babies up to 24 months. The property owner is entitled to refuse admission to any persons not declared at the time of booking. Arrangements for an additional child to the maximum stated can be made with the owner at time of booking for exceptional circumstances.
Linen
Bed linen and towels are provided by the Owners.
Damages and breakages
You are responsible for keeping the properties and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the holiday and also undertake to leave the premises in the same state of cleanliness and general order in which it was found. The Owner of the property should be compensated for any damage and breakages which may occur. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of if you did not report this.
Smoking
Smoking is not permitted within the holiday cottages. Smoking is allowed outside of the property provided you dispose of cigarette ends responsibly.
Noise levels
All Guests and their visitors must endeavour to keep any noise at a level that will not disturb other people, especially between 11pm and 8am.  The playing of loud music or loud offensive behaviour is prohibited at all times and the Owners reserve the right to terminate the letting without notice if Guests cause a disturbance or nuisance either to another guest, or to the Owners of the site.
Please note we are renovating a property to the rear of the cottages and so there may be periods where there will be some noise. We will try to keep this to a minimum and within reasonable hours. Most guests will not experience any disruptions but there is a possibility of some noise.
Holiday insurance
As we are a small family business, we recommend that our guests always obtain holiday insurance to cover their stay in order to protect them against unforeseen circumstances.
Data privacy
Contact data is stored on a third party computer for all online bookings. No financial or card data is stored on any computer with the exception of the online card payments processed online.
Guest obligations

The Guest agrees to the following terms and conditions:

To take good care of the property and contents and to leave the property in a clean and tidy condition at the end of the letting.

To permit the Owners reasonable access to the property at all times in the case of an emergency.

Not to part with possession of the property, or share it except with the members of the party shown on the booking form.

Use of any amenities provided to the Guest are provided by the Owners to the Guest entirely at the Guest’s own risk, and no responsibility can be accepted for any personal injuries or loss or damage to property.

This contract contains the whole agreement between the parties, the website, correspondence and advertising materials are offered in good faith, and neither they nor any oral representations made by the Owners form any part of this agreement.

The Owners make no representation as to the state of condition of the property, nor to the position, type or state of the furnishings described on or shown in any marketing materials.

All complaints must be notified to the Owners immediately so that an on-site investigation can be made and, if necessary, remedial action taken. Under no circumstances will compensation be paid for complaints raised after the completion of the letting (which is not notified to the Owners during the letting).

If there is a material breach of these conditions, the Owners reserve the right to terminate the letting without prejudice to any other rights and remedies the Owners may have against the Guest.

Vehicles are parked on the site at their owner’s risk.

No events or stag/hen parties are permitted

We have a no pets policy due to the owners having dogs on the premises

The contract is deemed to have been made at Lynford Gardens Forest Holiday Cottages, Lynford Road, Mundford, Norfolk IP26 5HW, and will at all times be under the jurisdiction of English Law.

The person signing the booking form must be a member of the party intending to occupy the property, be over eighteen years old, and certifies that he or she is authorised to agree to the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date
